Frequently Asked Questions

  • First, fill out our Teacher Interest Form, this will allow us to have all of your preferences in our system and one of our Teacher Community Coordinators (a current teacher!) will be assigned to provide you 1 on 1 support. You will receive a call, email, answers to all of your questions, and personalized recommendations based on our availabilities.

  • The most important page on the site is the Available Now page. This is where you will find all of our properties that are currently available, all other properties are currently leased. The Available Now page is updated daily so keep a close eye on it!

    If you are interested in a property that is currently leased, you can be added to the waitlist and will be notified if/when it becomes available. You can find the Waitlist Form on each property page.

  • The Teacher Props Rental Application is super simple, FREE, and universal to all of our properties. You can find the application link on each property page by clicking the APPLY TODAY button. We do not pull your credit, you will simply need to attach a screenshot showing your name and credit score. New teachers can use their offer letter or program acceptance letter as proof of income.

  • All of our properties require a 650 minimum credit score and income must be 2.5x rent. If and/or your roommates do not meet these requirements, you can still qualify with a co-signer.

  • No! While we are an organization built by teachers with a mission to serve teachers, we welcome other occupations as long as our qualification requirements (above) are met. We often support friends of the teachers we serve.

  • We specialize in classic and charming Baltimore row homes. With over 250 Teacher Props units across Baltimore City, our inventory ranges from 4-bedroom rowhomes with rooftop decks to studio apartments within historic brownstones. We have properties located in over 30 neighborhoods but most can be found in Baltimore’s most desirable young professional areas - Fed Hill, Patterson Park, Canton, Fells Point, Charles Village, Mt Vernon/Bolton Hill, and Hampden.

    There are four ways to explore our properties:

    1. You can use the interactive map on our homepage.

    2. You can search by bedroom on our 1 bed, 2 bed, 3 bed, or 4+ bed pages. Additionally and most importantly, properties that are ready to be rented can be found on our Available Now page.

    3. Each neighborhood page includes links to properties in that area at the bottom of each page.

    4. You can use our chatbot Ms. Charm!

  • Over 50% of our properties are owned and managed by current or former teachers! We partner with owners of rental properties who value what teachers bring to the community. All our landlords are vetted by us to share our same values and mission. You will learn about the specific owners/management of any property you are pursuing during the application or leasing process.

  • The vast majority of our properties are both cat and dog friendly! On each property page, a dog emoji will be included if it is dog-friendly and a cat emoji if it is cat-friendly. If these emojis are not on the property page, the property does not allow those pets. If you don’t see dog or cat emoji on a property page you are interested, we encourage you to ask anyway, depending on weight, breed, move-in date etc. our owners may make an exception for you!

  • Typically, utilities are NOT included but sometimes they are. Most often, you will need to set-up an account with BGE to pay monthly for your gas and electricity based on your usage. Similarly, most often you will pay for water based on your usage, unless you are renting in a multi-unit building, in which case water is typically a flat fee. You should also expect to pay for your own internet. If any utilities are included in the rent price, they will be listed in the property description. Be sure to ask about how utilities work before renting a property.

  • Some of our properties have private parking pads and others do not. Street parking is most common for Baltimore renters and some neighborhoods provide parking permits to residents. Every neighborhood and property is different when it comes to parking. Be sure to ask about parking for any specific property you are interested in.

  • Yes! Each leasing season (March - August) we create a roommate matching pool where teachers can voluntarily submit information about themselves and view information of others looking for a roommate(s). From there you can reach out to folks in the pool to form a group and start searching for properties together!

    For example, maybe you’re a young female moving from the midwest and hoping to live with another young female and start a lease in July - you find another teacher with a similar profile and reach out to them to see if they are interested in looking for a place together. Your Teacher Community Coordinator will update your preferences and be on the lookout for 2 bedroom properties that may work for you and your new roomie!

  • The Teacher Props team highly recommends roommates for new teachers to build community, friendship, and support (teaching is hard!), in addition to lowering costs, increased security, and most often nicer amenities like a large ?kitchen, rooftop deck and/or parking pad.   • Nearly all of our leases are for a 12-month term and with an option to renew. In some cases, owners will offer a discount for a two-year lease. With few exceptions, leases begin and end in June, July, or August to align with the school calendar.

  • The only initial cost to secure a lease is the security deposit. The security deposit is almost always equal to one-month’s rent and refundable at the end of your lease term. Your first month’s rent will be due a week before your lease begins OR if you are a new teacher, you can opt-in to our first month’s rent deferred payment plan.

    If you rent outside of Teacher Props, you will likely need to pay security deposit + first month’s rent upfront. And in some cases, last month’s rent as well. We understand that this is a lot of money for new teachers which is why we started our first month’s rent deferment plan.

  • As an organization that is built by teachers to serve teachers, we are singularly focused on helping as many teachers as possible find great places to live so their home is one less thing to worry about outside of the chaos of school. Here are some of the benefits of renting with us.

    1. The biggest benefit is receiving 1 on 1 support from a veteran Baltimore teacher that knows this city inside and out and has been in your shoes. This service is completely free, even if you don’t end up renting one of our properties, we want to make sure all of our teachers feel welcomed and supported.

    2. We vet all of our landlords and properties. A reliable landlord and quality property in a neighborhood that fits your personal and professional needs is paramount as a teacher. Additionally, we ensure all of our units are priced at a great value. Our teachers receive first dibs on some of the most sought after rentals in Baltimore.

    3. Our free universal application makes renting easy.

    4. Our First Month’s rent deferred payment plan is designed to alleviate the financial burden of securing a lease and align with a payment structure that reflects when you actually start receiving a paycheck!

    5. Teacher Props is a community of hundreds of Baltimore teachers. You’ll get to know us, and more quickly integrated into the Baltimore education ecosystem.
